Buma Residential Project - Wenecja 1
Historic part of Krakow regains its former glory

At the intersection of Wenecja and Garnczarska streets in Krakow stands a restored tenement house where history naturally merges with contemporary living standards. The building at 1 Wenecja Street, designed in 1911 by Kazimierz Hroboni commissioned by painter Piotr Stachiewicz, has been a place of work and life for artists for decades.
The four-story tenement house in street-front development, formerly known as the "Pod Lwem" (Under the Lion) and "Pod św. Markiem" (Under St. Mark) house, has retained its original character. As part of the revitalization, the building's historic elements were preserved and highlighted while modernizing its structure and installations to meet contemporary utility standards. Thanks to this, Wenecja 1 has regained its former splendor, becoming an example of conscious revitalization of historic fabric in the center of Krakow.
The ambitious task of revitalizing the tenement house was undertaken by Buma, a developer with many years of tradition. Revitalization is always a project full of surprises and numerous twists, as historic walls hide many secrets. A committed team and extensive experience are essential ingredients for success. 3D Estate joined this team with its digital contribution, and the 3D Twin became an important tool supporting the project's commercialization.

Our Actions
In the Wenecja 1 project, it was crucial to create a tool that allows the story of the place to be told reliably while genuinely supporting the sale of apartments in a building with an exceptional, historic character. The revitalized corner tenement house in street-front development closes the urban layout and naturally connects two streets into a cohesive whole.
An important element of the project is opening views to greenery, which closes the perspectives seen from apartment windows and strengthens the sense of space, despite the downtown character of the location. Unreal Engine, unmatched in creating photorealistic models, proved ideal for realistic presentation of the project and its sale even during its time-consuming revitalization.
The advantages of the place are built primarily by history, location, and views. The panorama with POI points offers a view reaching to the horizon while allowing quick orientation to the most important elements of the surroundings. In this location, the proximity of Wawel - the historic seat of Polish kings - is particularly significant, visible as a real element of the city's everyday landscape.
- faithful rendering of the historic context of the revitalized tenement house, without simplifications or shortcuts,
- clear presentation of the building's relationship with the city, particularly with Krakow's historic center and the view of Wawel,
- ability to precisely show views from apartments as real project value,
- clear presentation of apartment layouts and interiors using 3D floor plans instead of solely reference visualizations,
