How to tell the story of waterfront Living. 3D Twin as a key sales tool for a premium project

Solmarina is a multi-phase waterfront apartment project developed by Dekpol Deweloper on Sobieszewo Island in Gdańsk. The development comprises 344 apartments, complemented by recreational infrastructure, including a private marina, waterfront promenade, and hotel facilities.

The architectural concept was created by LSA and K&M Design (K&M Karczewski) studios. The project is based on a clear system of water canals, intimate-scale development, and a strong connection between architecture and its surroundings. The entire complex was designed as a cohesive space combining residential, recreational, and sailing functions, where water and communal spaces play a key role.

Due to the complex layout of the development, differences in apartment locations, and the significant importance of views and water access, Solmarina required a tool that would clearly showcase these advantages to clients from across Poland. Since purchase decisions were often made remotely, the smart model had to be a universal solution, comprehensible both online and in the sales office. In this context, it became a natural support for project communication and the sales process.

Client's Expectations

Solmarina is a project designed as a recreational complex, located in one of the most picturesque corners of Pomerania, where the relationship with water, views, and the varied positioning of apartments relative to the canals and marina play a key role. The developer therefore needed a tool that would allow these advantages to be showcased to clients from across Poland in a simple and clear way, including those making purchase decisions remotely. The choice of a smart model was obvious, as it enabled universal project presentation, consistent both online and in the sales office, while effectively supporting project communication and the sales process.

Our Actions

As part of the Smart Model for Solmarina, we created a complete, interactive 3D model of the development, encompassing the buildings, water canals, marina, and surroundings. This made it possible to show real spatial relationships and how individual apartments function in relation to the water, piers, and pedestrian routes. The smart model also allowed for analysis of views and exposure from specific units as elements of key importance in making purchase decisions. The solutions implemented helped explain the urban concept and recreational character of the development in a straightforward way, with the entire model designed as a tool supporting project storytelling, focused on lifestyle rather than solely on technical parameters. At the same time, we ensured consistency of presentation both online and in the sales office, with the ability to flexibly manage the scope of information depending on the sales channel.

The 3D Twin presents all elements of the development—from the overall layout to specific apartments—in one interactive application accessible from any device.
It enables remote exploration and reservation of apartments by clients from across the country, supporting the decision-making process at every stage.
A uniform format both online and in the sales office provides support for both marketing teams and sales advisors.
